The PUD+

The New Neighborhood (NN) Planned Urban Development Agreement (PUD) is a legal document approved by Empire Village and filed with the State of Michigan. It includes information on neighborhood characteristics, common area landscaping and maintenance, property owner associations, voting rights, covenants and restrictions, and building design guidelines. Two other agreements, the Maintenance and Indemnification Agreement Regarding Privately Owned Public Sewers and the New Neighborhood Stormwater Drainage Facilities and Open Space Maintenance Agreement, are also embedded in the PUD document below. Other governance documents are provided after the PUD, including a 2009 Escrow Agreement associated with the Maintenance and Indeminifation Agreement Regarding Privately Owned Public Sewers, various Legal Opinions on ownership of neighborhood common areas and other questions, and the developer’s New Neighborhood Empire Guidelines.
